Project Overview
Sustainico was appointed to manage the scheme from inception on behalf of MTX who were appointed to deliver a
new six-storey modular hospital building as Phase 5 of the wider Wycombe Hospital redevelopment. The scheme
replaces critical services currently housed in the ageing tower block and consolidates key clinical functions into a
purpose-built, modern facility.

The overall building provides 14,496 m² of clinical accommodation and plant and has planning approval.
The first delivery phase (5A) comprises full shell and core construction with Level 01 (Endoscopy) fitted out as the initial operational department
Design & Construction
The project used Modern Methods of Construction (MMC) to reach a Pre-Manufactured Value (PMV) of 70%+, ensuring speed, precision, and minimal disruption. Highlights include:
250+ structural steel modules were manufactured offsite and installed with a precision lift strategy.
A combination of structural steel chassis with pre-finished interior fit-out and external envelope.

- Pre-fabricated rebar cages and fully integrated M&E
Challenges & Solutions
Construction was delivered within a fully operational acute hospital, requiring strict logistics planning, segregation of pedestrians and vehicles, and continuous coordination with the Trust to avoid disruption to clinical services.
Limited incoming grid capacity required a standalone HV strategy with 100% standby generation and future-proofed infrastructure capable of scaling to long-term site demand.
The sloping site and chalk ground conditions required piled foundations, coordinated attenuation design and careful sequencing of civils and structural works.
The scheme was constructed as full shell and core while enabling early fit-out of Level 01 Endoscopy, demanding a flexible MEP strategy with built-in future capacity and clear RIBA stage control.
Outcome
The Wycombe Hospital Phase 5 scheme delivers a resilient, future-ready acute facility built using MMC, designed to HTM standards, and aligned with NHS Net Zero objectives.
